Autumn in Short-Term Rentals: Cities More Expensive Due to Events, the Baltic Becomes Budget-Friendly, and Mountains Remain Crowded

This autumn, Poland is divided into three distinct tourism worlds: in major cities, accommodation prices are rising due to festivals, conferences, and concerts; seaside apartments are enticing guests with low off-season rates; and in the mountains, vacancies are still hard to find. It is essential to know where to book a quick city break and where to hunt for a longer holiday.

“September and October brought higher occupancy and longer stays than last year, mainly thanks to favorable weather. The average length of stay exceeded 4 days. City breaks are particularly popular—the share of weekend bookings is 15% higher compared to midweek occupancy. Regarding average nightly prices, the differences compared to last year are only a dozen or so zlotys, meaning average rates remain at a very similar level to 2024,” says Paulina Szadkowska, Revenue Director at Renters.pl.

Business Hubs – Price Hikes Driven by Events

According to Renters’ data, based on the analysis of over 5,000 apartments across Poland, major cities are seeing a clear increase in short-term rental demand, fueled by autumn business and cultural events. Occupancy has increased year-on-year in some regions by up to 12%. The highest prices persist in Wrocław, Warsaw, Kraków, and Poznań, where the season for festivals, conferences, trade fairs, and concerts significantly impacts rates. October saw further booking peaks related to major events, such as OneRepublic and Flo Rida concerts in Łódź, the Poland–Germany match in Chorzów, and Sting’s concert in Kraków. The largest booking spike in November is expected during the long weekend of November 11th.

Sea Prices Drop – Mountains Remain Stable

Following the summer peak, accommodations at the Baltic Sea are now up to 50% cheaper. Occupancy at the coast has returned to typical off-season levels, which is still a solid result, with every second apartment occupied in September. In the mountains, price drops are less dramatic. Average nightly rates there fell by only 30% from the high season; nevertheless, demand remains 19% higher than last year. The south of the country attracts tourists regardless of the season.

“Analysis of booking data indicates that mountain trips are generally planned about three weeks in advance, while bookings in major cities are made on average one week before arrival. For mountain destinations like the Tatras or Beskids, the best time to book is therefore approximately one month before the planned departure,” adds Paulina Szadkowska.

Apartments with Amenities – The Autumn Winners

Renters’ data also shows growing interest in properties offering additional attractions. “An example is a complex in Międzyzdroje, where occupancy rose by 10% compared to the local average thanks to the opening of an Aquapark. Poles are increasingly choosing places that provide comfort and entertainment in one location. This is the new standard for autumn trips. Our data also shows that travelers are increasingly combining different types of trips—longer stays in tourist locations with short trips to major cities. This is a trend to utilize when planning a vacation,” Paulina Szadkowska notes.
